The Residence The villa comes with direct access to its own private beach, a large decked area, and an infinity swimming pool. A large roof terrace offers unlimited views and huge outside living areas, while indoors, a large open-plan living space looks out over the dunes and the magnificent pristine beach. The media room comes with Netflix, and the fully equipped kitchen and breakfast bar keep the villa ready for every meal.
Bedroom & Bathroom Layout There are 5 en-suite bedrooms, 4 of which have uninterrupted sea views and direct access to the beach and decked area. Four of the five rooms come with king-size beds, Egyptian cotton linen, air conditioning, an en-suite bathroom, and a seating area:

- Security Deposit: A mandatory $2,000 USD security deposit is required in cash upon arrival.
- Occupancy: Rates are based on 10 guests; maximum occupancy is 14. Additional guests above 10 are $150 USD per person.
- Check-in: Anytime after 4:00 PM | Check-out: 11:00 AM.
- Payment: All credit card holders must be aged 25 years and older at check-in. A 5% service charge on the food and service bill is collected on-site at the end of the stay.
- Dining: The house is all-inclusive except for alcohol.
- Extended Stay Offer: Save 10% on stays of more than 1 week or more than 2 weeks.
- Biosphere Entrance Fee: The villa will purchase Sian Ka’an park entrance tickets in advance ($5 USD per person per day) and add the cost to your final bill.
- Reserve Restrictions: No smoking. As a protected reserve, external ATVs, water sports equipment such as kiteboards, and audio equipment are not permitted, and fishing is forbidden to protect endangered sea life. Pets are not allowed.
- Roads: Roads in Sian Ka’an are unpaved, so travel distances and times may vary depending on the season and road conditions.
